

Summary of Protective Covenants
Recreational Vehicle Community:

The properties are designed for parking and living in recreational vehicles (RVs & Park Models).

RVs cannot be used as primary residences, and no overnight stays are allowed from January 1 to February 28
-
Only one (1) recreational vehicle per lot is allowed.
Association and Owner Responsibilities:

The Association maintains common areas, landscaping, and paths.

Owners are responsible for maintaining their lots, including structures, landscaping, and parking areas.

Owners must carry property insurance for the full replacement cost of improvements.
Owner Rights and Board Regulations:

Short-term leases are permitted for RV occupants only. No Lot shall be occupied in any manner other than for a recreational vehicle.

Owners can extend the use of facilities to family, lessees, and invitees, regulated by the Board.

The Board may suspend the use of common areas and impose reasonable use requirements.
Property Use Restrictions:

No signs without approval, limited tree removal, and regulated exterior lighting.

Accessory structures (e.g., tool sheds) must match the RV’s exterior design.

Overhead utility lines are prohibited, and solar panels require approval.
-
Transmission antennas are restricted without written approval.

No tent camping, parking is restricted to lots or designated areas, and no livestock or unusual pets are allowed.

The discharge of firearms and storage of unclean items are prohibited.
Lake and Water Bodies:

Lake James is controlled by Duke Energy, which manages lake levels and access.

Owners use the lake at their own risk, with no obligation for supervision from the Association or Declarant.

HOA Capital Contribution: $2,500 paid by the Buyer at closing.

HOA Monthly Fee: $115, which includes, but is not limited to (HOA Dues, Water, Septic, Private Road Maintenance, Amenities, Common Areas, and Trash Collection Area)

Lots cannot be subdivided, and drainage systems must be maintained by owners.

RV washing machines place a big strain on our septic systems so they must be approved in advance.
Strictly enforced, 11:00 p.m. to 7 a.m. Please respect your neighbors.
All minors must be at their own site during quiet hours.
No noise emitting equipment.
No bright lights.
No golf cart joy riding during quiet time.
You are responsible for any guests or tenants you invite to your site.
Golf cart use in The Reserve at Barefoot Landing is a privilege, so please ensure it’s done safely and respectfully. Drivers must be at least 16 years old, unless accompanied by an adult 21 or older. Adhere to the 10 mph speed limit and ensure carts are equipped with lights for nighttime driving. Standing on golf carts while in motion is prohibited. The Reserve at Barefoot Landing may revoke golf cart privileges for aggressive or unsafe driving.
These vehicles must be driven in low gear only. Only adult drivers, 18 years or older, are permitted to operate these models. No 4-wheelers or off-road motorcycles are allowed.
For the safety of all residents, bike riding is NOT PERMITTED AFTER DARK. Children aged 5 and under must be accompanied by a parent when riding bicycles on the roads.
10 MPH. Motorcycles may be used for travel to and from campsite or cabin only.
All alcoholic beverages must be covered when outside your Park Model or RV. Displays of intoxication will not be tolerated.
Please refrain from unseemly language in the resort. Show respect to your neighbors with both your words and your actions. Our staff will speak to you in a respectful manner and we expect the same from you in return. Abusive, threatening, foul or otherwise unkind language toward others and especially toward any staff member represents a material violation of the Community Rules and is grounds for being asked to leave the resort.
Please bag your household garbage and place it in the dumpster. Only household waste should be disposed of in the dumpster.
Each site is equipped with a water connection, and a pressure regulator may be required for most. Before leaving your RV, please lower the handle on your water connection. During the cold season, be sure to disconnect your water hose. Any damage to the water connection is the responsibility of the site owner.
Written approval from The Reserve's Site Review Board (SRB) is required before starting any construction project and building permits issued by the county may be required. The SRB will also have to approve your Contractor for any work that is approved.
This is a gated community. Never share the code with others.
Items such as utility trailers, inoperable vehicles, or other unsightly materials are not allowed to be stored on sites. Lots need to be kept clean and looking nice. Owners may have one shed on their property that must be approved by The Reserve at Barefoot Landing. Sheds must be purchased from an approved dealer.
Every site must be mowed and trimmed no less than every 2 weeks. We can provide a list of vendors upon request.
The Reserve at Barefoot Landing is pet-friendly, but owners are fully responsible for their pets at all times. Pets must not be left unattended and must be on a leash when outside your Park Model or RV. All pet waste must be cleaned up immediately; failure to comply may result in loss of pet privileges. Noisy pets will not be permitted to stay, and only one warning will be given before the pet is required to leave. Pets are not allowed in the bathhouse, swimming pool areas of The Barefoot Landing Resort. Please provide proof of vaccination to the Association upon request. No aggressive breeds, please. You are fully liable for any claims related to your pet.
Fire Pits & Grills may be allowed subject to approval from the Association. Commercially manufactured portable fire pits and BBQ grills are required. No burning of trash allowed. Fires must be attended at all times and extinguished completely before retiring for the night. No fires in the woods.
No fireworks are allowed on The Reserve at Barefoot Landing property, not even sparklers. Firearms must be kept concealed at all times. No discharging of firearms for target practice, hunting, or any other reason.
Feeding wildlife or feral cats poses health hazards to the community. Owners & Guests are not permitted to feed wildlife or feral cats. ​
Out of safety concerns, as well as concerns for individual privacy, The Reserve at Barefoot Landing prohibits the operation or use of drones anywhere on the property.
No general mail is allowed and will be returned to sender.
Owners & Guests must remain on their site or in public areas - do NOT drive, walk, or otherwise infringe upon any other site, occupied or not.
