RV Requirements
To maintain the quality and appearance of the community, all RVs must meet The Reserve's standards. RVs must be RVIA-certified, 10 years old or newer, in good repair, and have a fully self-contained bathroom. Vintage RVs in pristine, restored condition may also be approved on a case-by-case basis. Pop-up campers are not permitted. The Association reviews and approves all RV submissions within 2–3 business days. Submitting 4 photos — front, both sides, and rear — is required as part of the approval process.

Must have current state inspection and remain road worthy at all times.
In good repair & fully functional. RVs that are judged to be in poor condition due to dents, dings, rust, aging, or any other reason may be denied access to The Reserve at Barefoot Landing on Lake James.
Have and use their own full, self-contained bathroom.
Vintage RVs that are restored and in pristine condition may also be approved.
No Pop-Up Campers
What is the approval time for an RV?
The Association will grant approval within 2-3 business days from submittal of material for Phase 1. All RVs must supply clear and detailed photos of their RV - 1 showing the front, 1 showing each side, and 1 showing the rear of the vehicle.
Will there be an RV pad poured?
Yes. Each RV lot will include a concrete RV pad installed to community specifications and graded for proper drainage.

Does the pad include a driveway?
Yes. Every pad will include an attached 20' x 20' concrete driveway.
💡 Tip: Driveway size and layout may vary slightly based on lot location and topography.
Can I add a roof-over structure for my RV?
Yes. Roof-over structures are permitted with prior approval from the Site Review Board (SRB) and must follow the Site Guidelines for design, color, and materials.
💡 Tip: Roof-overs must complement the overall aesthetic of the community — no temporary carports or canvas covers are allowed.
Can I park more than one RV on my lot?
No. Each lot is approved for one RV or Park Model only. This includes temporary guests — additional RVs are not permitted on the same lot.
💡 Tip: Guests with their own RVs may rent nearby lots within the community (if available).
Can I live in my RV full-time?
The Reserve is a recreational-use community, not a full-time residential development. Overnight stays are not permitted between January 1 and February 28 (or 29 in leap years) without written Association approval.
💡 Tip: You can visit your lot during the winter for maintenance or inspections during daylight hours.
Are there utility hookups on the pad?
Yes. Each lot includes connections for water, sewer, and 50-amp electrical service, along with an approved location for propane if desired.
💡 Tip: All utilities are stubbed to tyour lot for easy connection when your pad is completed.
